Long-Term vs. Short-Term Real Estate Investing

09122025 - 1221 W Jarvis Avenue 1

Lets refresh our knowledge of Long-Term vs. Short-Term real estate investing. When evaluating real estate as an investment, one of the most important considerations is the hold period of the asset. How long do you plan to hold the property before a sale occurs? Your desired hold period will also dictate the investment strategy employed to minimize risk or maximize return over this period of time. Lets talk about some of the differing strategies for Long-Term vs. Short-Term real estate …

Luxury Income Property

george st

Let me start by saying that luxury income properties generally do not make sense for non-owner occupants looking for a cash flow investment.  Market pricing for lavish, well-located assets often do not provide enough income potential to cover debt service and other housing expenses – though there may be an opportunity to produce a positive return on investment at disposition after a long-term hold period. That said, for owner occupants looking to buy into a premier location with great schools …

Benefits of Investing in a Breakeven Cashflow Building

In today’s market, many of the core areas of Chicago don’t offer a large amount of potential cashflow for 2-4 unit buildings.  Some buildings are still attractive investments despite the lack of annual cash flow.  An investor or owner/occupant buyer can benefit by purchasing a core asset with strong tenant demand.  Buyers should seek buildings where rental demand is high, rent growth is steady, and locations are near amenities and public transportation.  Here are a few additional benefits of a …

How Many Legal Units in Chicago?

Basement Apartment

When looking at small apartment buildings in Chicago, one question always comes to mind; how many legal units are there in this building? There are many ways to check to see what the answer MIGHT be but only one way to find out for sure. The key here is what does the City of Chicago think? A building can conform to all of the local building codes for legal units but that doesn’t make it legal in the eyes of …

Chicago Condo Deconversions

There are many “accidental landlords” out there.  These proud owners of a condominium rental unit continue to deal with leasing and tenant management, condominium board politics, and special assessment responsibilities.  We feel your pain.   A condominium deconversion sale strategy provides a graceful opportunity for all unit owners to sell, with expense savings and often at market premium pricing.  As if expense savings and a higher market value were not reasons enough to pursue a condominium deconversion, this sale strategy …

Impact of the 606

the-606-park-trail-chicago

Rising real estate values near The 606 are proving speculative buyers right!  The Institute for Housing Studies at DePaul University points out here that though certain areas have performed better than others, real estate values for homes within three fifths of a mile of the 606 are positively impacted to a statistically significant degree.  The area south of Lyndale north of Potomac, running from Keeler to Western, has seen the highest increase in value.  Not familiar with The 606? Check …

Robot Realtor

Warning, the following reasons to buy real estate as an investment are silly, ominous, speculative and all possibly real. With that being said, lets have fun with it! Ways to Increase Income for your Income Property

Logan Square Apartments

We landlords always love to increase the income we generate from our buy and hold income properties. However life is generally pretty busy for a landlord and it’s quite possible to have the same rent for years while expenses are always increasing. This obviously puts downward pressure on cash flow. The nice thing about positive cash flow is that our revenues can increase at the same rate as expenses and we’ll still have more cash flow at the end of …
